Please prepare the following documents and upload them to the Sync.com portal after you create your account through the email invite:

1. Last 3 years of personal Tax Returns (2021, 2022, 2023). If you haven't filed your taxes for 2023, please provide us with the extension request and the last 3 years you did file, example: (2020, 2021, 2022). *The bank will need proof of income for 2023. If you haven't filed for 2023 yet, please upload your income statements for 2023, as proof of income for the year. The bank will use this to determine your ability to pay your mortgage going forward.

2. If you run a business, we will need the last 3 years of Business Tax Returns (2021,2022,2023). If you haven't filed your taxes for your business for 2023, please provide us with the extension request and the last 3 years you did file, example: (2020, 2021, 2022). As stated above, the bank will need proof of income for 2023. If you haven't filed for 2023 yet, please upload your income statements for your business from 2023, as proof of income for the year. The bank will use this to determine your ability to pay your mortgage going forward. (Separate filings for C Corporations or attached to your 1040.)

3. A short letter explaining the business and answer the following questions in your letter:

-How long have you been open?

-Are there any partners in your business?

4. Do you have any investments, i.e. CDs, Stocks, Bonds, IRAs, Roth IRAs, etc.?

If YES, please provide a copy of the current statement for each.

5. Current copy of complete Credit Report from Equifax. (The bank needs to see what debts you have, if any.)

6.  If employed, please provide your last 6 months of payment statements (pay stubs) or your last 12 payment statements(pay stubs) if you are paid bi-weekly.

7. Do you own any Real Estate property? Please provide us with a mortgage statement, and answer the following questions in a document you upload titled "Mortgage Questions":

- Where is it located?

- What is the current market value?

- How many payments remain on the mortgage?

- How many people are in your household, and how many are working?

8. Do you have any outstanding loans?

If YES, please provide the monthly payment amount and residual capital balance for each.

9. If you are renting, we'll need a copy of your rental agreement and your monthly rent amount.

10. Copy of your Passport Identification page.

Here is information to keep in-mind when applying for a mortgage in Italy:

1. Italian bank mortgage amounts can be 50% to 65% of the sale price value of the property.

2. You will have a 2% bank tax on the mortgage amount (paid to the government) and a 9% tax on the cadastral value of the home. Usually less than the asking price of sale.

3. These are the fixed costs involved with purchasing a home in Italy:

Bank appraiser to look at the property: €350

Notaio (Notary): €1.500/2.000 euro. The 'Notaio' is the public official who pay your taxes for you to the Italian government.

BuyItaly Mortgages non-refundable processing fee: $500. This initial fee covers the cost of legal professionals, consultations with multiple banks, and real estate agents. Once it is determined that you qualify for an Italian mortgage and we can proceed with your application, you will then be charged the consultation fee, and our service fee will be as stated below.

BuyItaly Mortgages service fee: 5% of the mortgage amount. (Half is to be paid upon the mortgage approval, and the remainder at closing with the Notaio (Notary). Our fee is paid to the Bank of America (BOA) in US Dollars to avoid the exchange rate which will save you a few thousand dollars.

ATTENTION: Italian banks will only provide a 50% mortgage of the home price with a minimum mortgage amount of a Є100,000. For example: If the property costs Є200,000, You will have to have the other Є100k, and account for an additional Є20k - Є50k to pay the taxes and fees associated with buying a home in Italy.
